How it works

Monthly Payment = P × [r(1+r)n] / [(1+r)n − 1]

Where P is the loan principal, r is the monthly interest rate (annual ÷ 12 ÷ 100), and n is the number of monthly payments (years × 12).

Example

A $300,000 loan at 6.5% for 30 years has a monthly payment of about $1,896.20 and total interest paid of $382,633.
